Maintenance Planning

I was looking for something that i could have to schedule planned servicing and maintenance or plant and resources in our work place. All i need is records of items and a list of service items that go with it. Also a means of generating a list of items needing serviced on a certain date in advance, some sort of alarm or something.

I hope some one can help.
