URGENT: Can not Start Server 5.5

I am unable to startup FileMaker Server 5.5 ... I get the following error:

Jan 26 12:43:00 server.local INFO: Starting FileMaker Server 5.5 on Mac OS X ...

Jan 26 12:43:01 server.local INFO: TCP/IP network initialization failed; the TCP/IP address is already in use or an address could not be obtained.

Jan 26 12:43:01 server.local INFO: FileMaker Server quitting! Network initialization failed; an unexpected error occurred.

Jan 26 12:43:06 server.local INFO: Shut down.

The IP address is unique (dhcp)...

Mac Mini 10.4.8 ( i have the same config deployed elsewhere)

Any other ideas?

I'd suggest using a static IP. First ping the proposed IP Address to make sure there's nothing already using it. Also make sure the DHCP server range does not include that address.

Tests complete ... seem to be performing as expected... grrrr

Gonna Clean install the OS (all sorts of rubbish on this machine)

Reinstalling OSX resolved it.
